II. Booking & Availability
Q. Where can I check prices and availability?
A. Prices and availability for our villas are shown on each individual villa page. Simply use the calendar function to see which dates are free. You can also use the search function on our page here. Simply select your dates, add the number of guests and/or bedrooms, and the available properties with the price for the period selected will be shown.
Q. What is the maximum occupancy of your villas?
A. Maximum occupancy is clearly stated on each villa’s dedicated page, and this number includes children and infants.
Q. Once I decide on a villa, how do I complete my booking?
A: You can then either book the villa online, send an enquiry, or add it to your shortlist by clicking on the heart symbol. If you send us an enquiry for a shortlist, our Experts will be in touch with you to offer tailored, expert advice and information. Q. Is it possible to arrive and/or depart on any day of the week, or do you have a set arrival-departure day?
A. Most of our villas are rented weekly, but there is some flexibility for some properties, particularly in the lower seasons. If you prefer to travel mid-week, please let us kno,w and we will do our best to accommodate you.
Q. Are your villas safe for children?
A. The vast majority of our villas are perfect for families with children. When we feel they are not, we add a note in the Description section at the bottom of each villa page. The villas we recommend as family villas (please see our family villas page) have been tried and tested by numerous families with children. We will, of course, give you as much info as possible in this regard should it be a concern for you – just let us know your requirements.
Q. Are your villas suitable for guests with limited mobility or disabilities?
A. We take accessibility very seriously and believe that limited mobility or disability should not be a restriction when on holiday. However, every villa in our portfolio is different and some are better suited for guests with mobility impairments than others.
Q. Do you only arrange accommodation?
A. No, we will also be happy to arrange a series of tailor made services and enriching experiences for you, including but not limited to in-villa wine deliveries, in-house cooks, private drivers and transfers, helicopter rides, speedboat and yacht charters, and many more.
Q: What are your working hours?
A: Our team is available to assist you during the following operating hours:
- Monday – Saturday: 10:00 – 21:00
- Sunday: 12:00 – 20:00

III. What’s included in the Rental

Q. Is electricity included?
A: The rental price includes electricity. We strongly encourage you to participate in our shared commitment to sustainability by using electrical appliances and lighting in a responsible, ecological manner. Please ensure, for instance, that outside/garden lights are turned off during the day and that AC units are switched off when you leave the property or when windows are open.
Q. Is gas included?
A. Gas for cooking and heating is included in the price of your rental.
Q. Is water included?
A. Yes, water is included in the rental price.
Q. Is cleaning included?
A: Your stay includes a minimum of one thorough weekly clean, guaranteeing a pristine villa upon check-in. Most of our properties also benefit from an included mid-week tidy-up. For stays of two weeks or more, a full clean is automatically provided every seven days. For ultimate comfort, many villas in our premium collections include daily maid service. Should you require additional housekeeping, extra service is available upon request for a nominal fee at any villa.
Q. Are sheets and towels provided? How often are they changed?
A: Absolutely. We ensure your arrival is seamless with fully made beds and fresh towels for your entire party, including essential pool/beach towels. To maintain a high standard of hygiene and comfort, sheets and towels are refreshed once mid-stay in nearly all our villas. This full change is guaranteed every 7 days for guests staying two or more weeks. For any additional changes, simply request the service, which is available for a small supplementary fee.
Q. Is there a washing machine?
A: Yes, every villa in our collection is equipped with a washing machine. In the vast majority of cases, guests have full access to use this appliance. For a select few villas, the property staff handles the laundry service instead, which may be included in the rental price or subject to a small extra charge. Please ensure you check the detailed amenities table on the specific villa page to confirm the exact arrangement.
Q. Is there an iron and ironing board at my villa?
A. Yes, all our villas have an iron and an ironing board.
Q. Will I be able to access the Internet at my villa?
A: Internet access is guaranteed across all our villas. The standard connection is usually high-speed Wi-Fi, often fibre-optic or satellite. For the rare, more remote villas where hi-speed options are unavailable, we ensure a reliable alternative connection is provided. You can find the specific type of Internet service available for any villa under the “Features” section on its dedicated page.
Q. Is it possible to have an in-villa cook?
A: Yes, we would be delighted to arrange a private cook service for you. This is the perfect way to elevate your dining experience! If you are arriving late, we can even arrange to have your dinner freshly prepared and waiting for you. In some of our premium villas, the cook’s service is included in the rental price. Q: If we hire a cook, will we be able to choose the menu, and is it possible to cater for guests with dietary restrictions?
A: The dining experience is designed around your tastes and is highly customizable. While our chefs generally specialise in exquisite traditional Greek and Mediterranean cuisine, the menu is flexible. We can provide you with sample menus or a clear outline of the dishes you can expect. All we need is for you to communicate your dietary requests (e.g., seafood, meat, allergies) in advance, and our highly skilled chefs will adapt the plan. Since many local dishes are naturally vegetarian, guests who avoid meat or fish are guaranteed an amazing and varied gastronomic experience.
IV. GETTING TO VILLA – CHECK IN & CHECK OUT
Q. How will I find the villa and get inside?
A. Before you travel, we will send you comprehensive directions to your villa. If you are having problems, you can call the Local Expert, who will help you arrive. In most cases, there will be someone waiting for you at your villa – either the owner or the caretaker/property manager. They will give you a complete introduction to the house and leave you the keys. In some other cases, you will be instructed where to find the key, and one of our Local Experts will arrange a visit to meet you there subsequently (they will, of course, be available on the phone in the meantime for anything you might need). You can always book our “Meet & Greet” service, where there will be someone waiting for you at the airport and take you to your villa, ensuring a trouble-free vacation commencement.
Q. When can I check-in?
Α: Check-in is officially available from 4:00 PM on your arrival day. Once you provide us with your flight details, your Local Expert will proactively send you an estimated check-in time at the villa, accounting for travel and airport procedures. To ensure a seamless welcome, please confirm this estimated time—or notify us immediately if your plans change or if you are delayed on the day of arrival. Your Local Expert is always available by phone to assist with any last-minute queries.
Q. What happens if my flight is delayed and I arrive late at the villa? Who do I tell?
A: You will never be without support. The contact details for your Local Expert are proactively shared with you. You will find their mobile number in the official booking confirmation and reiterated in your pre-arrival confirmation email. Simply keep that number handy for any assistance required during your holiday.
Q. When do I have to check out by?
A: Check-out is strictly by 10:00 AM. It is rarely possible to extend this time, as the villa must undergo a deep clean to be ready for the new arrivals. However, if our schedule allows (i.e., if no other guests are checking in immediately), we may be able to offer a complimentary extension of a few hours. Please check with your Local Expert one day prior to departure for this possibility.
Q. How many sets of keys will I get?
A. This depends on the size of the house and the number of people in your group. Generally, you will get one set of keys for every 5 people.
Q. Who do I contact if I have a problem at the villa?
A: Our support structure is robust and reliable. Your on-site hosts (owners/caretakers) work closely with our core team of Local Experts who live on the island. These specialists are available 24 hours a day, 7 days a week, guaranteeing that any issue, large or small, is handled promptly and professionally.

Q. Should I take out travel insurance for my holiday?
A: Yes, securing appropriate travel insurance is a required condition of booking your villa. This policy protects you against unforeseen circumstances, ensuring your financial peace of mind. We recommend reviewing any existing insurance policies (such as those tied to credit cards) you may hold before purchasing a new one. All specific insurance requirements are detailed within our Booking Conditions.
Q. We’re coming from America. What is the voltage in Europe? Should we bring adaptors or something?
A: The power supply in Greece is the European standard of 220V. While most modern travel electronics are compatible (requiring only a physical plug adaptor), if you have any appliance that is 110V-only, you must bring a voltage converter. We recommend packing a universal adaptor for the European two-round-pronged sockets to ensure hassle-free charging.
Q. Will my US cell phone work in Europe?
A: Most modern smartphones will work perfectly in Greece. We recommend checking with your current mobile provider about their international roaming packages first, or considering switching to an eSIM (digital SIM card) before you travel for better rates. Alternatively, you can easily purchase a local Greek SIM card upon arrival (you will need your ID/passport for activation). We advise checking with your network provider before departure to ensure your phone is unlocked and set up for international use.
Q. Can I smoke in the villa?
A: Our villas operate under a strict non-smoking policy within the interior premises. Guests who wish to smoke are asked to do so exclusively in the exterior areas (terraces, balconies, gardens), ensuring that doors and windows remain closed to prevent smoke from entering the property.
Q. Do your villas accept pets?
A: While pets are generally not allowed across our portfolio, some of our property owners may grant exceptions. These decisions are entirely at the owner’s discretion and depend on details like the pet’s size and your booking duration. A. We do not arrange flights, though we’d be delighted to help. Once you’ve booked your villa, just say the word and we’ll put you in touch with our dedicated flight desk. They’ll do all the groundwork, get back to you with your best options, and manage the booking for you..
Q. Do we need to rent a car? If so, can you arrange one for us?
A. For the majority of our villas, which are not easily accessible by any other means, we strongly advise you rent a car. This is also the case if you are intending to tour around and see the sights: public transport is often not terribly reliable or available. If you prefer not to drive, take a look at our selection of villas within walking distance of shops and restaurants.
On our site, you’ll find a rental car booking engine, allowing you to book the vehicle that best suits your requirements for pickup at the airport when you arrive in your destination. Alternatively, to avoid the queues at the airport, ask us to arrange a transfer to your villa and have your rental car delivered direct to your villa (not available in all destinations, so please check with us).
